Ohio Department of Commerce highlights tips & red flags for first

June 12, 2025, Press Release from the Ohio Department of Commerce:

COLUMBUS, Ohio — The Ohio Department of Commerce Division of Real Estate and Professional Licensing is celebrating Homeownership Month by offering essential advice to help first-time homebuyers make confident, informed decisions.

“Becoming a homeowner is an incredibly exciting time in someone’s life, but preparation is key to making sure this process goes smoothly for homebuyers,” Division Superintendent Daphne Hawk said. “Because purchasing a home is likely the largest investment many individuals will ever make during their lifetimes, our goal is to make sure buyers are not only excited about owning a home but also educated as they take this important step.”

Here are the top three tips and red flags new homebuyers should keep in mind as they begin their homebuying journey:

Top Three Tips for First-Time Homebuyers

  1.       Set a Realistic Budget: Before house hunting, take a close look at your finances. Consider not only your mortgage but also additional expenses like insurance, property taxes, and ongoing maintenance. Securing preapproval from a lender can help clarify your price range and strengthen your offers.
  2.       Do Thorough Research: Look beyond aesthetics by researching neighborhoods, schools, and property values. By choosing a home that aligns with your current lifestyle and future goals, you can help ensure you make a sound long-term investment. Take advantage of tools like Ohio’s Homebuyers Guide and fair housing resources. These resources can help you understand how the real estate transaction process works and how you can properly prepare for each step.
  3.       Don’t Skip the Home Inspection: An inspection can reveal critical issues you might otherwise miss, saving you future headaches and large repair bills. Avoid the temptation to skip this step in order to speed along the transaction since you may end up regretting that decision.

Top Three Red Flags for First-Time Homebuyers

  1.       Unlicensed Individuals: Always verify the credentials of an agent or broker before you engage them since unlicensed individuals may lack the expertise and accountability needed to properly guide your home purchase. Working with a buyer’s agent is strongly encouraged to ensure they prioritize your best interests. For example, if attending an open house without a buyer’s agent, keep in mind that the listing agent represents the seller. By avoiding sharing sensitive details like your budget or timeline, you can protect your negotiating power. If you’re working with a buyer’s agent, discuss attending open houses with them in advance.
  2.      Insufficient Property Disclosures: Be wary of incomplete information about a home’s condition since missing or vague disclosures could signal hidden problems. It’s important to ask the seller and their agent as many questions about the condition of the property or other facts about the property that may influence your decision to make an offer to purchase.
  3.       Fraudulent Listings: Exercise caution if you see homes listed on social media sites or other nontraditional platforms. It is possible that the home listed on those platforms may not even be for sale. Watch out for potential scammers who refuse to meet in person or via a video call, are willing to sell fast, and have an asking price below market value.

Reporting on dramatic comebacks, crazy finishes and highlight-reel performances can become commonplace in an area as talented as the Metroplex, and there was no shortage of memorable outings throughout the school year.

FRISCO — George Pickens is about to end the offseason comfortably.

The Cowboys’ new wide receiver is showing his speed in offseason workouts, particularly when he’s on the field with CeeDee Lamb and is getting acclimated with the offense and his new quarterback Dak Prescott.

“It’s getting better and better every time,” Pickens said after the second day of the mandatory minicamp on Wednesday. “Learning the plays, the more I’m here and the minutia of how he wants to run his plays. So yeah, we’re connecting for sure.”

The speed is the biggest thing Pickens is bringing to an offense that seeks it in different ways, whether it’s using rookie running back Jaydon Blue or with receiver KaVontae Turpin.

Be the smartest Cowboys fan. Get the latest news.

“It just makes everything clear for the QB and then faster if guys are in a zone, you show up faster,” Pickens said.

Team USA Olympians host throwing clinic for high school athletes in Hoover

LEARNING FROM THE BEST IN THEIR FIELD. THREE TEAM USA OLYMPIANS IS PART OF A THROWS CLINIC FOR TRACK AND FIELD ATHLETES. WVTM 13 ZOE BLAIR WAS AT THAT CLINIC TODAY TALKING TO STUDENTS ABOUT WHAT IT MEANS TO LEARN FROM AN OLYMPIAN. I CHOSE TO COME TO THIS CLINIC BECAUSE WE HAVE SAM MATTIS HERE. HE’S ONE OF THE BEST IN THE WORLD RIGHT NOW AND ONE OF THE BEST, SECOND BEST AMERICAN OF ALL TIME. AND I JUST FELT LIKE I WANTED TO COME OUT HERE AND LEARN FROM THE BEST. FOR HIM. THE BEST ARE ON TEAM USA. SAM MATTIS, CURTIS THOMPSON AND RAVEN SAUNDERS ARE TEACHING TRACK AND FIELD ATHLETES FROM ACROSS THE STATE HOW THEY CAN BE BETTER AT THE SPORT. AND JUST TO SHOW WHAT GOOD TEACHERS THEY ARE, I’M GOING TO TRY IT. BUT FIRST OLYMPIANS SAM MATTIS HERE IS GOING TO GIVE ME SOME POINTERS. SAM WHAT DO I NEED TO DO? ALL RIGHT, SO LET’S THINK ABOUT IT LIKE A GOLF SWING. ALMOST EASY. WHILE THE OPPORTUNITY TO LEARN FROM AN OLYMPIAN IS SPECIAL FOR THE STUDENTS, THE CHANCE TO HELP THEM IMPROVE MEANS JUST AS MUCH TO THE OLYMPIANS. I LOVE SEEING THE GROWTH AND THE THE BUILD OF PEOPLE’S PASSION FOR SOMETHING THAT I’M SO PASSIONATE ABOUT. SO JUST TO BE AROUND OTHER PEOPLE WHO HAVE A PASSION FOR WHAT I DO AND SEE THAT GROW FOR THEM, IT’S JUST AMAZING YOU’RE NOT HAVING TO CROSS UP YOUR HIPS. YOU’RE JUST COMING. YOU’RE JUST COMING RIGHT IN. OVER 80 STUDENTS SIGNED UP FOR THE TWO DAY CLINIC BEFORE DAY ONE OF THE CLINIC WAS OVER. STUDENT ATHLETE ELIJAH SMITH SAYS HE’S ALREADY SEEING AN IMPROVEMENT IN HIS THROWING. ONE THING I’VE LEARNED IS JUST HOW TO ENTER THE RING IN MY THROAT. BUT MY FAVORITE THING ABOUT HERE IS JUST BEING OUT HERE WITH A BUNCH OF PEOPLE WHO HAVE THE SAME GOALS AS I DO TO BE SUCCESSFUL IN THE SPORT. EVEN THOUGH IT’S A THROWS CLINIC, THE OLYMPIANS ARE ALSO SHARING OTHER ADVICE TO HELP THE YOUNG ATHLETES BECOME SUCCESSFUL IN THE SPORT. WHEN YOU GET TO WORK WITH OLYMPIANS, THE LEVEL OF DETAIL THAT THEY CAN HELP WITH SOME OF THESE KIDS, SOME THINGS THAT THEY PROBABLY NEVER EVEN THOUGHT OF, WE HAD A NUTRITION SEGMENT EARLIER TOO, AND THEY GOT TO LISTEN TO WHAT SAM DOES IN THE WEIGHT ROOM. SO THOSE KIND OF THINGS, OBVIOUSLY THOSE KIDS LEARNED A LOT AND HOPEFULLY I HAVE AS WELL. I TOLD YOU I WAS GOING TO TRY THIS AND I AM. HOPEFULLY IT’S NOT TOO BAD. OKAY.

Three Team USA Olympians spent time at Hoover High School, helping track and field athletes improve at the sport.”I chose to come to this clinic today because we have Sam Mattis here he’s one of the best in the world right now, second-best American of all time,” Elijah Smith said. “I just felt like I wanted to come out here and learn from the best.”Mattis is a student at Horseshoe Bend High School. While students like him are eager to learn from the athletes, the Olympians say they’re grateful for the opportunity to teach.”I love seeing the growth and the build of people’s passion for something that I’m so passionate about,” two-time Olympian Curtis Thompson said. “So, just to be around a passion for what I do and see that growth for them, it’s just amazing.”Thompson was joined at the clinic by Sam Mattis and Raven Saunders. Smith said by the end of day one, he saw an improvement in his throwing.”One thing I’ve learned is just how to enter the ring and my throw, but my favorite thing about it is being out here with a bunch of people as I do, to be successful in the sport,” Smith said.Hoover High School track coach Joey Longoria helped organize the clinic. He’s grateful the Olympians are taking the time to help the students.”When you get to work with Olympians, the level of detail that they can help with some of these kids, some things that they’ve never even thought of,” Longoria said. “We had a nutrition segment earlier too and they got to learn what Sam does in the weight room, those kinds of things.”
